History The Moltz family began building in Colorado in the early 1970’s. Moltz Construction, Inc. was incorporated in 1989. Eric Moltz joined the company in 1995, redirecting the company’s focus to primarily municipal and industrial water and wastewater related projects. Since that time we have built a team of construction professionals that we consider to be second to none. As part of our safety program we comply with the requirements of state and federal laws. This includes: safety training, ‘tool-box’ safety meetings, job site emergency plans, MSDS records, in-house safety inspections, subcontractor safety programs, accident investigation, accident reporting, and other required documents and programs. The training provided to Moltz Construction’s staff members includes on-site specific task training, non-routine task training, OSHA training classes in general construction, excavation, scaffolding, cranes, forklifts and hazardous communications. Our safety program also includes an incentive program for our employees. Employees earn 'safety bucks' for meeting individual and jobsite safety objectives (ie. number of man-hours worked without incident). These safety bucks can then be redeemed for various merchandise (ie. tools, hats, jackets, etc.) Delivery Methods The types of delivery methods for designing and constructing projects are expanding. The traditional design-bid-build delivery system remains popular, however, project owners now have a variety of delivery systems to choose from, including: Design-Bid-Build Design Build CMGC/CMAR Negotiated Time & Materials Design-Bid-Build In the traditional 'hard bid', engineering and architectural design services are clearly separated from construction services. The project is 100% designed prior to bidding. The key benefit is that contractors competitively bid to insure the lowest price. Moltz Construction’s experienced estimating team takes pride in being thorough, utilizing the latest construction estimating software, to propose a complete high quality product at the right price. Design-Build The contractor and designer work together during the design phase as partners to develop the project. Major subcontractors are also involved early in the design process to provide input. The project schedule is shortened as the design and construction phases overlap. Moltz Construction received the Design-Build Institute of America’s “Design-Build Excellence Award” in 2010 for the Fairplay Wastewater Treatment Plant project. Construction Manager General Contractor / Construction Manager At Risk (CMAC/CMAR) In this delivery method, the General Contractor is involved in the pre-construction project management services and then acts as the general contractor during the construction phase. The project is bid in packages or phases, allowing the overall project to be completed in phases. The General Contractor may choose to self-perform some critical phases of work, or may competitively bid those packages. In the CM at Risk delivery method, the contractor works under a Guaranteed Maximum Price. Negotiated This open book approach is often called 'cost-plus', which is the product cost, plus an agreed upon percentage. This delivery method provides the highest level of financial transparency to the client. Time & Materials Rather than providing a fixed price or a percentage, this delivery method is limited to the cost of labor and materials put into the project.
